Commercial Roof Type Identifier

Answer six questions about your building and we'll identify whether you most likely have TPO, EPDM, PVC, modified bitumen, metal, BUR, or asphalt shingle. Definitive identification requires walking the roof - this narrows the field.

Question 1 of 3

Looking at the roof from below, does it look flat or does it have a visible slope?

After the quiz

The quiz narrows the field - an on-site inspection confirms it. We walk every slope, drain, and transition and deliver a photo-keyed report identifying your exact system and current condition. No-obligation.

Common Questions About Roof Type Identification

TPO is typically white or light gray with visible heat-welded seams and a smooth, slightly glossy surface. EPDM is typically black (though white-coated versions exist) with taped or adhesive-bonded seams and a matte rubber texture. From the ground you'll rarely see seam details - but color and any visible roof edge can help. An on-site inspection is the only definitive method.
Yes. Carriers factor material type, expected lifespan, and current age when calculating ACV vs RCV settlements. TPO and EPDM age differently, and a carrier's depreciation schedule reflects that. Knowing your system before an adjuster visit lets you verify their assessment rather than simply accepting it.
Repair is typically appropriate when damage is localized to less than 25% of the roof area and the membrane is within its expected service life. Replacement is typically better when the membrane is at or past expected service life, when damage is widespread, or when an insurance carrier is covering storm damage - since full replacement may be no more expensive out-of-pocket than a major repair that won't extend carrier eligibility.
