UV Exposure
Southeast summers punish black membranes. White reflective surfaces (TPO, white EPDM, PVC) reduce HVAC load and extend membrane life. Black EPDM is still viable on shaded roofs or where aesthetics dictate.
Humidity and Condensation
Humid conditions stress membrane seams. TPO and PVC use heat-welded seams, which hold up well under thermal cycling. EPDM uses tape or liquid adhesives - still reliable, but crews need to detail them carefully.
Hurricane-Season Wind Uplift
Perimeter and corner uplift is the critical design load for all three membrane types in hurricane-zone installations. Fastening pattern and attachment system matter more than membrane choice.
Chemical Exposure
Restaurant exhaust, HVAC drip pans, and cooking-oil deposits all affect membrane life. PVC resists these best. TPO and EPDM degrade faster near grease-heavy zones.
Repair Considerations
All three are field-repairable. TPO and PVC need hot-air welders, standard kit for commercial roofing crews. EPDM can be patched with tape, which some crews find faster for small repairs.
When We Specify Which
- New Southeast multifamily - usually TPO
- Retrofit over BUR (built-up roofing) - usually EPDM (adhered)
- Restaurant, food processing, industrial with chemical exposure - usually PVC
Bottom Line
