Commercial flat roof system on a multi-tenant property

Storm Chasers vs Local Roofers

Post-storm roofing is crowded with out-of-town 'storm chaser' crews. Here's how commercial property managers identify a reputable local operator.

1. State License and Insurance Verification

Reputable commercial roofers carry state licensing (where required), general liability insurance, and workers' compensation. All three are verifiable through state agencies and insurance carriers. A contractor who hesitates to provide verification is a red flag.

2. Local Office and References

A physical local presence and at least three verifiable references on similar commercial properties are the baseline. For multifamily, references should include property managers of comparable scale.

3. Commercial-Specific Scope Writing

Commercial, industrial, and multifamily scopes differ from single-family work. A contractor who quotes "per square" without distinguishing membrane type, flashing scope, penetration count, or code-required upgrades is probably light on commercial experience.

4. Insurance Documentation Process

How does the contractor support claim paperwork? A storm-chaser answer is "we handle everything." A reputable answer describes the inspection-photo-to-adjuster workflow concretely - and never guarantees a claim outcome.

5. Warranty and Post-Completion Support

What happens if a leak appears 6 months post-completion? A local contractor answers with a specific process. A drive-through crew answers with "call us." By the time you need them, they've left the market.

What To Ask

  • May I have your state license number and insurance certificates?
  • Can you provide three references for commercial jobs similar to mine?
  • How do you handle insurance claim supplements?
  • What's your warranty process?
  • How long have you worked in this market?

Why This Matters

Commercial and multifamily roof work is a relationship. The warranty period, the claim supplement workflow, and the post-completion support all depend on the contractor being reachable months and years after the job. A storm-chaser crew fills a truck and moves to the next market.

What We Do Differently
