Why A Certification Is Still Useful
- Lender files. Commercial refinance often requires documented roof condition. A Certificate of Clearance dated within 12 months typically satisfies the requirement.
- Insurance renewal. Carriers asking for post-season condition documentation accept a Certificate of Clearance as proof the property wasn't under-reported.
- Asset management. Portfolio files with current condition statements make year-end asset valuation cleaner.
- Future claims. Documented pre-storm condition is what distinguishes qualifying damage from pre-existing wear on future claims.
